A concern I'm hearing from many home sellers is: how do I sell a home and buy a home in the fast-moving, competitive real estate market here in Connecticut in 2022? I'm Charles from The Nedder Group. And my team and I have four strategies to help you have a successful and smooth transition strategy.

A Delayed Closing

Typically in Connecticut, a closing is 45 to 60 days. But my team and I have recently negotiated 90 and 120-day closings, allowing you - the seller - more time to find the home you want.

Leaseback after the sale.

We've recently negotiated for our sellers to remain in their residence up to 45 days after the closing.

Purchase a Fixer-upper.

Maybe it's a vacant home that needs the floors redone. Fresh paint. A new kitchen. New baths. We have negotiated for our clients to have pre-closing access to these properties to get the work done so that they move into a house that's ready to their specifications.

A Staycation.

After you sell your home, put your contents in storage for 30 to 45 days, and take a short-term rental. Maybe it's a property at the beach or at the lake, maybe it's a home with a pool. Many years ago, my family used this strategy. Today, my brothers and I have the best memories from that staycation.
